How to choose a property manager in Wellington

No. Property managers are not licensed in New Zealand, so anyone can manage rentals for a fee. That makes checking them more important: ask about their training, their trust account for rent and bonds, their insurance, and how they keep your property compliant with the Residential Tenancies Act and the healthy homes standards. As the landlord, you stay legally responsible for compliance. Check the Tenancy Services register.

  1. Ask for every fee in writing: management percentage, letting fee, inspections, maintenance markup, credit checks and Tribunal attendance.
  2. Work out the total yearly cost at your rent, including GST, and compare it between managers.
  3. Ask how they hold rent and bonds, and how often you are paid.
  4. Ask how they keep the property compliant with the healthy homes standards, and how they record it.
  5. Ask how many properties each manager looks after. Very large portfolios can mean slow responses.

Get at least two written quotes for the same job, and read recent Google reviews rather than relying on the star rating alone. A listing here is not a recommendation: “Listed” businesses have not yet been checked by LocalsBest.
