How to choose a builder in Wellington

Restricted Building Work, which covers the structure and weathertightness of homes and needs a building consent, must be carried out or supervised by a Licensed Building Practitioner. LBPs are listed on the public LBP register run by MBIE. At the end of the job, each LBP involved must give you and the council a Record of Work. Check the LBP register.

  1. Check the LBP register for the builder and the licence classes they hold, such as Carpentry or Site 1 or 2.
  2. For residential work of $30,000 or more including GST, the builder must give you a written contract, a disclosure statement and the official checklist before you sign.
  3. Ask whether the price is fixed, an estimate, or cost plus margin, and how variations will be priced and approved.
  4. Ask whether they offer a 10-year guarantee product such as Master Build or Halo, and what it covers.
  5. Ask for addresses of recent similar jobs and talk to those clients if you can.

Get at least two written quotes for the same job, and read recent Google reviews rather than relying on the star rating alone. A listing here is not a recommendation: “Listed” businesses have not yet been checked by LocalsBest.
