How to choose a mortgage broker in Auckland

Mortgage advice is regulated financial advice. A mortgage adviser must give advice through a financial advice provider (FAP) licensed by the Financial Markets Authority (FMA), and both should appear on the Financial Service Providers Register. Advisers must follow the Code of Professional Conduct for Financial Advice Services, and must tell you in writing how they are paid, including commission and any fee or clawback you could be charged. Check the FAP register.

  1. Check the adviser and their financial advice provider on the Financial Service Providers Register before you hand over documents.
  2. Ask how many lenders they work with, and whether the lenders they recommend pay them different commission.
  3. Get their disclosure in writing: how they are paid, and whether you would owe a fee if you refinance or repay within the first two to three years.
  4. Compare the lender's full offer, including fees and any cash contribution, not only the headline rate.
  5. Ask what happens after settlement: will they contact you before your fixed rate ends?

Get at least two written quotes for the same job, and read recent Google reviews rather than relying on the star rating alone. A listing here is not a recommendation: “Listed” businesses have not yet been checked by LocalsBest.
